Rowntree Cottage borrows the name from the Rowntree family (of Rowntrees of York), former owners of Grove House. Renowned artist Kenneth Rowntree (1915-1997) painted a number of works at the house.
The cottage is a cosy and characterful rural retreat for two adults with accommodation over 2 storeys.
The entrance hall, with space to leave your boots, leads into a comfortable sitting room with a traditional stone fireplace and log burning stove. A dining table with 4 chairs sits tucked against the wall.
The open plan kitchen is fully equipped including full size electric oven with ceramic hob and extractor hood over. There is of course a dishwasher and microwave. A stable door leads out onto the private terrace.
Upstairs a double bedroom with super king size bed (or two singles) sits under the eaves. The en-suite bathroom includes a heated towel rail and an invigorating power shower over the full-size bath.
The cottage benefits from high-speed broadband internet access via a secure, individual Wifi connection.
Outside, the private terrace is a lovely sun trap furnished for al fresco dining including a Weber barbecue. Perfect to just sit and relax. The shared garden looks over the grounds of Grove House to the passing steam trains (in season).
The cottages share their own gated driveway with spacious off-street parking. Adjacent is a separate shared laundry facility with washing machine and drier. Use of the rotary clothes line is encouraged with clothes pegs provided. A freezer is also available with space for your provisions for the week.
Although the cottages are 'self catering', kitchen basics such as cleaning products, foil, cling film, oil and condiments are available for you to use during your stay. Kay's homemade Yorkshire fruit tea loaf or Honey Cake are freshly baked for your welcome and tea, coffee and a pint of milk are provided as a starter pack to allow you time to gather provisions at the local shops.
7, 7+ 3 are available and excluding public holidays and festival dates 3 & 4 night breaks are available. The booking calendar is designed to reflect seasonal booking constraints. If however your requirements fall outside of these please call us and we will endeavour to assist you.

One medium or two small, well behaved dogs are welcome without additional charge. Please call or email if you are unsure. Please note that the cottage is entirely open plan, including access to the stairs. A child safety gate is supplied to assist in keeping the bedroom pet free.
Luxury summer/winter duvets. Pillows, bed linen, bath sheets & hand towels plus kitchen linen are provided. A blanket and hot water bottle are available for those colder nights.
Inclusive is all electricity, oil fired central heating & hot water, kindling and logs. Heating and hot water are controllable in the cottage.

We aim to be available to greet you on arrival. A complimentary tea & coffee tray is supplied with fresh milk together with Kay's freshly backed Yorkshire fruit tea loaf or Honey (from Grove House Bees) cake; alternative cakes are available on refresh.
The cottage is cleaned prior to your arrival. The designated arrival time is after 4pm although you are welcome to arrive earlier and park up on site to explore the area.
The cottage should be vacated at or by 10am on the day of departure.
1.1 A warm welcome to Grove House Levisham. We take pride in achieving the highest quality and standards possible. In the event that something is awry or does not meet your expectations, please let us know and we will do our utmost to resolve it. If you have cause to complain, again speak to us in the first instance and we will endeavour to immediately address the issue.
1.2 This contract is between 'you' and 'David Crisall & Kay Stevens' trading as 'Grove House Levisham' (referred to as "we" or "us". We reserve the right to refuse any booking without giving a reason. Your statutory rights are not affected by anything contained within these terms and conditions.
1.3 In making a booking you confirm that you accept all the terms and conditions and that you agree to comply with them.
2.1 Your reservation extends from 4pm on the day of arrival. You are welcome to park up on site early by arrangement. Departure time is 10am on the morning of departure unless otherwise agreed.
3.1 For bookings made more than 2 months prior to arrival; a deposit of one third of the total rent is payable to secure the booking with the balance due 6 weeks before your arrival date.
3.2 For bookings less than 2 months prior to arrival; the full rental amount is payable to secure the booking.
3.3 Direct Bank Transfer of funds can be made to to us with a telephone call and / or email for our details. Your name should always be stated in the subsequent payment reference.
3.4 We accept all major credit & debit cards. When paying by credit card the full amount is payable at the time of booking. There is no additional charge for card payments.
4.1 Should we need to enter your cottage we will arrange this with you in advance. We do however reserve the right to enter the cottage at reasonable times in order to check & carry out essential maintenance.
5.1 There is ample parking for one vehicle per cottage with additional space for visitors. Further parking can be made available on request. We do not accept liability for any loss, theft of or damage to a vehicle howsoever caused. All vehicles are parked at your own risk.
5.2. The nearest public electric charging point is in Pickering. For safety reasons vehicles MUST not be charged using an extension lead from the cottage or laundry supplies as this would lead to our Insurance to be voided.
6.1 Your deposit is non refundable. In the case that you cancel your holiday within 6 weeks of the stated arrival date the full balance is non refundable. Holiday insurance is recommended. We can provide details on request.
6.2 If for any reason beyond our control (e.g. fire, flood, infestation or other unforeseen circumstance) the property is not available we will endeavour to provide alternative accommodation, or if not suitable a full refund will be made.
7.1 Accidents do occur. Please notify any breakages to us so we can ensure replacements are in place for the next guests. Any serious, wilful or unreasonable breakages or damage will be charged at cost of repair or replacement.
7.2 Flushing or pouring of any materials other than sewage, waste water and lavatory paper into the septic tank system is forbidden. It will block or damage the system resulting in a hugely expensive repair bill. We would look to recover the whole of that expense.
7.3 Small or medium sized, well behaved dogs are welcome in our cottages. You must however take full responsibility for the animal and they must not be left unattended at any time. In the interest of Hygiene Dogs should be kept off the beds, and not washed/bathed in the bathrooms. Damage caused by unsupervised pets will always be chargeable.
7.4 Only the people specified on the booking form will be entitled to occupy the cottage.
8.1 In addition to recommending holiday insurance we must make clear that you are responsible for the insurance of your personal property whilst you are staying with us. Please ensure that you are adequately insured, in particular for your valuables.
9.1 You are given keys to the cottage. It is your responsibility to keep the cottage safe & secure and to return the keys on departure.
10.1 Before submitting your booking on our website the payment system will give you the opportunity to review the booking and, if you require, to make any amendments. For telephone bookings we will read you the details of the booking and key booking conditions for your confirmation. We will then request payment details and process these.
10.2 You will receive an on-screen acknowledgement of your booking and a receipt for your payment by email at the address provided. We will check the availability relating to the booking and, provided we have processed your payment, we will send you an email confirming the booking together with a copy of these full terms & conditions and other details related to your booking.
11.1 You may not be able to book a period that falls so far in the future that it is not published on the system. However please contact us and we will endeavour to notify a provisional booking. The deposit for such will be quoted at the time.
12.1 This agreement is made on the basis that the property is to be occupied by you, the holidaymakers, for a holiday as described in the Housing Act 1988 Schedule 1 paragraph 9 and you, the holidaymakers acknowledge that the tenancy granted by this agreement is not an assured tenancy and that no statutory periodic tenancy will arise when it ends.

"Very quiet, except for the steam railway, but that's the beauty of the place. A car is a must as miles away from amenities. A good pub in the village serving fabulous food, very friendly and welcomes walkers and dogs. A great place for walkers loads right outside the door. The NYMR on the doorstep, a must to travel on for the scenic route on the way to Whitby, Goathland, Grosmont and Pickering."
